Inaugural Sun City, Arizona Investment Marks Anchor Health Properties’ Entry Into the Phoenix Market
Anchor Health Properties (Anchor), a national full-service healthcare real estate development, management, and investment company focused exclusively on medical facilities, has recently invested in a highly strategic 89,000 square foot institutional quality outpatient medical center in Sun City, Arizona through a joint venture with an affiliate of The Carlyle Group.
Located northwest of downtown Phoenix in the heart of a high-density retirement corridor, the facility features easy access to and from downtown Phoenix and is approximately one mile from Banner Boswell Medical Center, a 501-bed acute care hospital.
“We are excited about building a relationship with the providers at La Ronde Medical Centre and expanding our national footprint,” said James Schmid, Chief Investment Officer with Anchor. “This exceptional property represents the first integrated outpatient medical center we have acquired in the Phoenix market and perfectly complements our strategy and growth projections. We believe that the Anchor platform can build upon the value creation at the La Ronde campus through leasing and continuation of capital projects to enhance both campus image and function.”
Originally developed as part of a multi-use project, La Ronde Medical Centre was completely redeveloped between 2015 -2016 into a forward-thinking, integrated, and synergistic medical campus offering storefront access for each tenant - a major strategic advantage given the need for ease of access by the local senior population. After the redevelopment, the property was awarded the National Association of Industrial and Office Properties (NAIOP) Medical Redevelopment Project of the Year in Phoenix in 2016. La Ronde Medical Centre features large glass tenant entries, expansive 12 foot ceilings, updated building signage, abundant off-street parking, and direct entry to each tenant suite – creating an individual retail service identity for each medical provider.
Focused on a collaborative patient / doctor environment, the facility features a synergistic and diverse tenant ecosystem, including two ambulatory surgery center anchor tenants – Barnet Dulaney Perkins Eye Center and Comprehensive Interventional Care Centers – as well as internal medicine, dialysis, women’s cancer care, audiology, pharmacy, physical therapy, and dentistry.
“We are very pleased to have acquired La Ronde Medical Centre and be invested in the Phoenix market for the first time,” said Ben Ochs, Chief Executive Officer with Anchor Health Properties. “The asset’s strong tenancy, wide variety of services, and superb location make this an excellent addition to our investment and property management portfolio. Anchor is excited to partner with the providers at La Ronde Medical Centre with the shared goal of providing quality healthcare to the region.”
Anchor will provide asset and property management services. Kidder Matthews’ Phoenix medical office team has been engaged to provide leasing services for the property. Capital One provided secured debt financing and CBRE provided sales advisory services for the transaction.
