A Shared History
Anchor Health Capital was established following Anchor Health Properties’ strategic investment in Chestnut Funds, building on a longstanding history of collaboration between the two firms. Prior to the integration, Anchor and Chestnut co-managed two healthcare real estate funds formed in 2017 and 2020, utilizing shared investment committees, aligned underwriting standards, and coordinated asset management across a diversified portfolio of healthcare real estate assets.
Vertically-Integrated Healthcare Real Estate Platform
Today, the integration of Anchor Health Capital with Anchor Health Properties creates a vertically aligned healthcare real estate platform that brings together institutional investment management with in-house development, acquisition, and operational expertise. This alignment is designed to support a more streamlined approach to sourcing, underwriting, analysis, and project execution while reducing certain inefficiencies that can exist in traditional sponsor-operator structures, such as duplicative fees or multiple promote layers.
Anchor Health Capital’s investment approach is centered on identifying healthcare real estate opportunities supported by durable demand, strong operator alignment, and the continued shift toward outpatient, post-acute, and specialized care delivery. Through strategies such as the upcoming Anchor Net Lease Healthcare Properties Fund, the firm seeks to pursue income-oriented specialty healthcare assets with a focus on disciplined growth, capital preservation objectives, and long-term alignment across market cycles.

Anchor Health Capital is an investment advisor firm with its principal place of business located in Chattanooga, Tennessee. We do not currently have individual, natural-person clients or institutional, company-clients. We serve as the investment adviser to affiliated real estate Private Funds and have no other clients. All management and investment decisions regarding our Private Funds is based on the individual fund objectives, strategies and policies. We are responsible for all major investment decisions including, without limitation, amending or changing an individual real estate Private Fund’s investment objective; determining investment strategies; and establishing and implementing investment policies or limitations.
