Anchor Health Properties Acquires a 37,729 Square Foot Class A Medical Outpatient Building in Suburban Atlanta

Expanding the company’s more than one million square foot owned and managed portfolio in greater Atlanta, Anchor Health Properties recently closed on a two-story, 37,729 square foot Class A medical outpatient building in the high-growth submarket of Cumming, Georgia. The asset was acquired via a joint venture with an institutional equity partner.   

The recently constructed facility, delivered in 2023, is strategically located at 101 Greenfield Drive in Forsyth County’s robust healthcare corridor and in close proximity to the 407-bed Northside Hospital Forsyth. The building is 100% occupied and was originally developed by a consortium of well-known physicians, led by Drs. Beach and Kakkar of Heart & Vascular Care Atlanta. From the outset, the location attracted strong interest from other physician groups that recognized the value of co-locating alongside complementary specialties, creating a highly collaborative outpatient environment.

The building’s tenancy features well-known area providers including Heart & Vascular Care Atlanta (HVC), Infectious Disease Professionals, Cancer and Blood Specialist of Georgia, Chacko Allergy, Asthma and Sinus, and Amedisys Home Health and Hospice Services. 

The investment continues Anchor’s meaningful investment in the Cumming, GA market and complements the adjacent 92,000 square foot Forsyth Physician Center, which is owned and managed by Anchor.  The campus will continue to expand in the near future with the development of a 50,000 square foot Phase II medical outpatient building, further enhancing the multi-specialty outpatient campus and creating additional operational synergies for providers and building ownership. The Phase II project will be master leased by one of the largest health systems in Georgia, with a groundbreaking slated for May 2026.

The acquisition was led by Drew Sandler, Investments Associate with Anchor who added, “This was an attractive opportunity for us given the building’s high-quality construction, strong physician tenancy, and proximity to Northside Hospital Forsyth. With 100 percent occupancy and a complementary mix of specialties, the property provides a stable foundation while also positioning us to benefit from the continued growth of Forsyth County and the surrounding healthcare corridor.”

Josh Gregory, Michael Lipton, and Jordan Selbiger with Colliers International (Atlanta) represented the seller in the transaction. First Citizens Bank (FCB) provided debt financing, expanding their existing loan for the adjacent Forsyth Physicians Center and planned Phase II development. As the new owner of the facility, Anchor Health Properties will provide go forward asset and property management services to the joint venture for this investment.
