HonorHealth Complete Care Hybrid Freestanding Emergency Department & Urgent Care

Strategy

As a strategic real estate partner for Intuitive Health’s growing pipeline of build-to-suit hybrid provider-based emergency department and urgent care facilities across the United States, Anchor worked closely with key leadership from HonorHealth and Intuitive Health on a local, long-term development and expansion initiative.

Focused on improving the health and well-being of the community by providing convenient and easily accessible care in customer service-led environments that are patient- and family-centered, Intuitive’s innovative, hybrid facilities bring a full-service emergency room and urgent care under one roof and offer convenient, affordable outpatient care. Wanting to increase market share and grow their presence in and around the Phoenix area, Intuitive and HonorHealth needed strategically located facilities in retail locations with high visibility and close proximity to the health system’s local hospitals. Speed to market and delivery within a competitive environment was significant to this project to ultimately provide residents with closer access to healthcare services.

Results

Addressing the needs of Intuitive and HonorHealth, Anchor led a comprehensive site selection strategy using detailed data and market analysis from both health systems. The first identified location was Prasada, a newly developed retail and entertainment district, offering easy accessibility from the highway, dedicated healthcare space within a larger, mixed-use development, high visibility, and part of a growing market.

The new HonorHealth Complete Care facility accommodates walk-ins and offers an ambulance drop off through a 24/7 operating platform that is designed for speed of patient visits and efficient flow of provider care. Programming within the facility includes an emergency department, urgent care, trauma room, CT, x-ray, triage, lab and pharmacy, and fast-track exam rooms serving lower acuity patients. In support of Intuitive Health’s guiding principles and utilizing the programmatic model designed by E4H Architecture, Anchor explored various options to enhance flexibility of space allowing use for multiple specialties within the facility while remaining focused on implementing value-engineering strategies and sustainable design elements that did not sacrifice project vision.

The dual emergency and urgent care facility eliminates the need for patients to self-diagnose the severity of their health concerns before selecting the most appropriate medical center for care. The new patient-centered model is designed to simplify the way patients access immediate, appropriate care while also lowering out-of-pocket costs.

Furthering the delivery of highly-coordinated, patient-centric healthcare, Anchor ensured alignment of strategic market goals and capital needs to seamlessly integrate this facility into the community while ultimately capturing additional market share through cross-referral of complementary service lines and attracting and retaining individual providers to the overall physician base.

Bayhealth at Blue Hen Multi-Specialty Outpatient Facility

Strategy

As Bayhealth sought to expand access to care in central and southern Delaware, the health system identified the need for a comprehensive, patient-focused outpatient facility that could house multiple specialties under one roof. The challenge was to transform an aging, underutilized retail center into a modern healthcare destination that aligned with their clinical, operational, and community-focused goals. As owner’s representative and development manager, Anchor worked alongside Bayhealth’s leadership to reimagine the space, while also ensuring the design supported care delivery, operational flow, and long-term flexibility for future growth.

Anchor’s integrated development approach guided every phase of the project — from site selection and acquisition to programming, design oversight, and construction management. Drawing on our healthcare expertise, we collaborated closely with Bayhealth’s service line leaders to align the spatial layout with patient needs and clinical workflows. This ensured that the facility would be intuitive for patients and efficient for providers with considerations for service line adjacencies, equipment needs, registration flow, and support space.

Results

Bayhealth at Blue Hen is now a state-of-the-art, multi-specialty outpatient facility that significantly enhances access to comprehensive, high-quality care within a convenient, community-centered environment. The redeveloped facility features a seven-day-a-week walk-in clinic, primary care services, a broad range of specialty practices, outpatient rehabilitation, and a 20,000 square foot conference center dedicated to staff training and medical education. By transforming a former retail site, the project created a vital healthcare destination that supports the local economy and promotes environmental sustainability.

This project successfully addressed Bayhealth’s strategic priorities by improving the patient experience through intentional design, facilitating clinical integration across service lines, and advancing the health system’s mission to serve the community effectively. For Anchor, the project highlighted the value of our comprehensive platform - seamlessly integrating investments, development, planning, and project management - to deliver a tailored solution aligned with the client’s vision and long-term objectives.

Western Reserve Health Center Multi-Specialty Medical Outpatient Building

Strategy

The Western Reserve Health Center was developed in response to a growing need for accessible, coordinated healthcare services in Cuyahoga County and the greater northern Summit County region. The client’s goal was to create a centralized, multi-specialty facility that would streamline patient access to a broad spectrum of care - combining primary care, specialty practices, and ancillary services in one convenient location. This required thoughtful engagement with community leaders, tenant partners, and key stakeholders to ensure the facility met both clinical and community expectations.

Anchor’s role was to lead the development process with a patient-first mindset, guiding site selection, programming, design coordination, and construction management. We worked closely with Western Reserve Hospital, Unity Clinic, and local government entities to align the facility’s design with operational workflows and patient experience goals. The strategy focused on creating a premier destination that delivers a full continuum of care in one convenient location, with flexibility for future campus expansion and a design that harmonizes with the natural surroundings to promote a calming patient experience.

Results

The opening of Western Reserve Health Center delivered a high-impact solution that expanded access to comprehensive healthcare services in a single, integrated setting. For the client, this meant enhanced patient satisfaction through improved convenience, more coordinated care, and a modern environment designed to support efficient clinical operations. The inclusion of amenities such as onsite imaging and lab services, community spaces, and plans for retail and wellness features strengthened the center’s role as a true health and wellness destination.

Anchor’s collaborative approach ensured that the project met the diverse needs of tenants while building strong partnerships with the community and local government. Strategically positioned on a 51-acre campus with room for growth, the facility  addresses current healthcare demands while supporting the client’s long-term vision for regional health system expansion.

Jefferson Regional Specialty Hospital Inpatient Rehabilitation & Behavioral Health Hospital

Strategy

The development of Jefferson Regional Specialty Hospital was driven by a critical need to expand access to specialized inpatient rehabilitation and behavioral health services in Jefferson County and the broader Southeast Arkansas region - areas historically underserved in these care segments. The client’s goal was to create a modern, purpose-built facility that could address growing community health demands while supporting seamless coordination between rehabilitation and behavioral health programs. This required a strategic approach that integrated clinical priorities, operational efficiency, and patient-centric design within a flexible infrastructure capable of adapting to future healthcare advancements.

Anchor was engaged by Jefferson Regional and Lifepoint Health to lead the comprehensive development process, bringing strong healthcare real estate expertise and a patient-first perspective. From permitting and planning through design coordination and construction management, Anchor collaborated closely with both partners and local stakeholders to ensure the facility met clinical standards, aligned with operational workflows, and promoted a healing environment. By facilitating this collaborative process, Anchor helped the client mitigate risk, control costs, and streamline project delivery - ultimately translating complex healthcare needs into a fully integrated specialty hospital tailored to the community’s unique requirements.

Results

The successful completion of Jefferson Regional Specialty Hospital marked a transformative milestone for healthcare delivery in Southeast Arkansas. For the client, the new facility significantly expanded capacity to provide high-quality inpatient rehabilitation and behavioral health care, reducing the need for patients to seek services outside the region. The hospital’s design, including all-private patient rooms and dedicated behavioral health units, supports enhanced patient dignity, safety, and outcomes. By co-locating complementary service lines, the center promotes integrated care delivery, improves operational efficiency, and enhances the overall patient experience.

Anchor’s leadership throughout the project ensured that the facility met immediate clinical demands while positioning it for long-term growth and adaptability. Through strategic partnerships with top design and construction firms, the hospital opened in June 2024 as a state-of-the-art resource that addresses a critical gap in the local healthcare landscape. Representing the largest private equity investment in healthcare in the community and statewide in recent years, this project underscores Anchor’s commitment to delivering innovative real estate solutions that support health system expansion and improve community well-being.

Tampa General Behavioral Health Hospital Inpatient & Outpatient Behavioral Health Hospital

Strategy

The development of Tampa Bay’s new inpatient behavioral health hospital was a strategic response to a critical shortage of specialized mental health facilities amid rising regional demand for comprehensive psychiatric care. For Tampa General Hospital (TGH) and Lifepoint Behavioral Health, creating a dedicated, patient-centered facility was essential to expanding access to and providing a healing environment tailored to patients of all ages with complex behavioral health needs. Additionally, the client sought to build a strong partnership with academic and research institutions to advance mental health treatment and training, necessitating a facility designed to support both clinical excellence and educational programming.

Anchor was brought on as the fee-for-service developer to navigate the project’s complexities from initial planning through successful completion. Leveraging our extensive healthcare real estate expertise, Anchor coordinated a multifaceted stakeholder group including hospital leadership, specialty operator, academic partners, and the project team. This collaboration ensured the design emphasized patient safety, privacy, and therapeutic outcomes, incorporating semi-private rooms, outdoor therapeutic areas, and flexible group spaces to support diverse care needs. Moreover, the hospital is strategically positioned tadjacent to the existing TGH Rehabilitation Hospital to create an integrated healthcare campus that facilitates seamless patient transitions and maximizes operational efficiencies across behavioral and physical health services.

Results

The successful delivery of this inpatient behavioral health hospital addresses a significant community need, providing the broader Tampa Bay area with expanded capacity for high-quality psychiatric care and behavioral health treatment. For TGH and Lifepoint Behavioral Health, the new facility alleviates critical capacity constraints while establishing Florida’s first behavioral health teaching hospital. This unique designation enhances patient care and drives workforce development through a close partnership with the USF Health Morsani College of Medicine, advancing both clinical and educational missions.

Throughout the project, Anchor’s leadership ensured efficient execution amid the challenges of integrating clinical programs, academic initiatives, and operational requirements. The resulting hospital offers a modern, secure, and supportive environment specifically designed to improve patient outcomes and experience. Strategically located within the Tampa Medical and Research District, this project delivers an innovative, community-focused healthcare real estate solution that creates a lasting, positive impact for patients and the broader healthcare ecosystem.

Asset & Property Management

UC Davis Health Roseville Outpatient Clinic Management

Strategy

When Anchor acquired the asset in February 2019, UC Davis Health was an existing tenant in the facility. During the Tenant Interview process, the health system expressed reluctance to execute tenant improvement projects themselves due to the additional time and expense it meant to the system.

Capitalizing on Anchor’s integrated management and development platforms to optimize the financial and strategic value in the facility, UC Davis engaged Anchor to develop and execute on a full renovation to revitalize the facility while enhancing the patient and visitor experience. The ensuing renovations and expansion also provide an opportunity for the health system to re-locate and consolidate practices from surrounding areas as well as add new services to grow its footprint in a new submarket.

Results

Working in collaboration with key leadership to help set the standard for all new UC Davis Health outpatient clinics, the team utilized 3P methodology with virtual design and process mapping to maximize workflow and optimize the patient experience which allowed for a practical and an immersive experience to understand the systems within the building thus avoiding costly re-work during construction. The renovation project captured additional market share for UC Davis through increased visitors’ volume and enhanced the health system’s image and brand in the market.

Improving the patient experience and ensuring flexibility of space was maximized in the building, the team incorporated DIRTT modular walls and sliding office doors as well as an exterior elevator to allow patients access to the second story space without first entering the building. To achieve LEED Gold Certification, the team specified LED lighting, new generation HVAC units, and a building-wide vacuum plumbing system anticipated to save an estimated 126,000 gallons of water annually.

As our team strives to maximize the building’s value, and strengthen tenant and client relations, it is the cross-collaboration of our management and development platforms that provided the opportunity for the team’s combined efforts to complete the project several months ahead of the original projected schedule and under budget, while maintaining high-quality and safety standards during a pandemic. This perspective enables us to make thoughtful decisions that validate our project budgets, substantiate the return on investment of our design and construction process, and promote long-term success of our projects and clients.

Additional efficiencies were also integrated by placing experienced and knowledgeable staff on-site and sharing resources with other nearby buildings that are also managed by Anchor.

Strategy

Continuing to grow our long-term management relationship with Penn Medicine, Anchor Health Properties provides comprehensive asset and property management services for multiple affiliated practice locations in and around Chester County and Lancaster General Hospitals. The multi-asset portfolio consists of a mix of owned facilities and third-party management engagements, including the Fern Hills Medical Campus, North Hills Medical Building, Kennett Square Medical Campus, Columbia Health Center, Kissel Health Center, and Norlanco Health Center, among others.

Providing primary and specialty outpatient services to the surrounding community, the tenancy is comprised mainly of private physicians offering high quality patient care, including pediatrics, hematology / oncology, women’s services, and vascular surgery, among others.

Focused on creating additional value in our owned and third-party managed facilities while strengthening tenant relations, our management team has worked closely with the existing tenancy to manage and execute strategies that align with Penn Medicine Chester County & Lancaster General Hospitals’ real estate decisions and their business and patient care objectives.

Results

Sensitive to the needs of the physician and health system owners, Anchor’s property managers act as a valuable interface between the hospital system and affiliated medical providers in the day-to-day operation of the individual facilities. Our management team collaborates on a partnership basis with our clients – and we strive to be seen as a vital piece of their organization and strong advocates for their interests. Through our on-site visits and daily interactions, we become more than landlords or property managers. We are problem solvers for our tenants, advisors for senior leadership, and colleagues to the entire staff – from housekeeping to practice managers.

Anchor’s relationship with Penn Medicine has continued to evolve into an advisory role for the systems’ real estate needs. At Penn Medicine Chester County this includes collaboration on leasing, lender relationships, space planning and real estate portfolio management. Anchor has been able to work with senior leadership to execute their goals for the portfolio and provide industry expertise when needed. With Anchor’s assistance, several key leasing and financing initiatives have been achieved within the portfolio as part of a long-term strategic outlook towards optimizing the hospital’s real estate for their needs. 

Through a hands-on approach, Anchor’s management team has focused on improving the quality of service for tenants and responsiveness to service needs as well as creating operational efficiencies within the facilities, including timely review and management of service contracts and operational budgets, landscape upgrades, and ongoing renovations to create a clean, healthy, and welcoming environment for patients and their families.

Capital Health Medical Outpatient Building Management

Strategy

The latest engagement in Anchor's nearly twenty year real estate management and development partnership with Capital Health is our current third-party management of the Capital Health Medical Outpatient Building in Bordentown, New Jersey. The 78,000 square foot, three-story facility serves as a complementary location to Capital Health Medical Center – Hopewell, Capital Health Regional Medical Center in Trenton, New Jersey and surrounding ambulatory sites, expanding the health system’s ambulatory footprint in this strategic market to better meet growing demand.

Through our collaborative approach and close working relationship with Capital Health and affiliated physicians, Anchor’s management team has embedded themselves as part of the fabric of this facility. Our dedicated and experienced professionals work side by side the physicians and staff to ensure that each of them has an attractive, functional work place and welcoming patient care environment. Through regular weekly walk throughs and on-site visits, we strive to exceed our tenants’ expectations with respect to their specific service line goals. We are passionate about delivering an exceptional experience to Capital Health and their patients, reflected in our attentive customer service and attention to detail. By workign proactively to address challenges and meet objectives, we continuously maximize operational efficiencies.

Results

Anchor’s property management and development teams play an integral role as an extension of Capital Health’s staff, providing comprehensive third-party management and construction management services. Recently, we completed a 13,357 square foot fit-out for specialty care and behavioral health suites at this location. The planning process carefully considered staff, patient, and visitor flow throughout the building and within the new space, creating a safer, more efficient environment for everyone. Development and property management collaborated closely to evaluate ROI and conduct a cost-benefit analysis, ensuring the project’s long-term success.

Strategy

Targeting the high-growth submarket of Palm Beach Gardens, Florida, Anchor invested in a five-story outpatient medical outpatient building in January 2020. Strategically located on PGA Boulevard, Gardens Medical Pavilion stands as the premier medical outpatient facility in the area, featuring close proximity to the 199-bed Palm Beach Gardens Medical Center. The property also benefits from nearby amenities such as golf courses, luxury shopping, and upscale dining.

Gardens Medical Pavilion is anchored by Florida Cancer Specialists, Baptist Health South Florida, and the University of Miami Health System. Its diverse tenant mix includes primary care, ENT, pediatrics, vascular, dermatology, gastroenterology, as well as a nationally recognized laboratory and onsite pharmacy, creating a strong synergy.

As part of the capital improvement plan, our collaborative development and management teams worked closely with input from existing tenants to revitalize the building, adding value while enhancing the overall experience for patients, families, and staff.

Results

Anchor’s management team approaches every project with an ownership mindset and a strong patient-centric focus, prioritizing the experience of both patients and tenants as key to successful outpatient care.

Throughout the pandemic, we maintained rigorous safety standards while completing extensive exterior and interior renovations that have significantly enhanced the facility’s appearance and presence. These improvements have contributed to a 100% occupancy rate and strengthened tenant relationships. Patients, visitors, and staff now enjoy upgraded amenities including revitalized lobbies with new flooring and wall coverings, modern common area furniture, a digital directory, updated elevator cabs, and new tenant signage on each floor.

In addition, we implemented several cost-saving measures—such as LED lighting retrofits throughout common areas, a new roof, and reduced anticipated maintenance on common spaces and restrooms—helping to lower overall operating expenses.

Building on trusted relationships with our health system and physician tenants, Anchor’s management team most recently leased a significant portion of the fifth floor to Baptist Health South Florida. Collaborating closely with health system leadership, we supported the build-out of an approximately 8,000 square foot outpatient ambulatory surgery center - an important addition that enhances the building’s capabilities, expands clinical services onsite, and strengthens its position as a leading healthcare destination

Woodlands Medical Plaza Multi-Specialty Outpatient Center

Strategy

One of Anchor’s initial investments in the Seattle, Washington area in 2019, the Woodlands Medical Plaza was originally constructed for commercial office use and featured an educational center space for healthcare groups. Over time, the facility has attracted additional clinical medical tenancy due to the strategic location and retail-oriented setting in the growing northeastern region of Seattle.

Housing a variety of primary care and specialist medical service lines, the best-in-class outpatient facility is anchored by leading regional health systems, including Pacific Medical Centers, an affiliate of Providence Health, and EvergreenHealth, a community-owned hospital.

Establishing a management and operational presence in the market and serving as Anchor’s flagship Seattle location, our management team has been working closely with regional health systems and local private practices to drive leasing of medical tenancy to the property and finalize the conversion to full clinical medical buildout.

Results

In an effort to promote and fully convert the facility to outpatient healthcare services, our management team worked closely with EvergreenHealth to effectively expand their space within the building from 14,000 square feet to the entire first floor encompassing 27,000 square feet. Providing institutional-level capabilities with the attention and practicality of a small business, Anchor’s management team collaborated with key EvergreenHealth physicians to achieve their specific medical office space goals while ensuring an optimal tenant mix. This included space planning efforts as it relates to suite footprint, medical equipment, and support space to align with and benefit from the overall synergy and operations of the building.

Additionally, the expansion and continued efforts to convert the property to a fully clinical medical tenancy led to concerns regarding parking availability for staff, patients, and visitors. Providing a clear and seamless process from project conception through completion, Anchor’s team also delivered an innovative stacked parking solution which created additional parking stalls in a limited space.

Investment & Disposition

Chancellor Park Medical Complex Core Outpatient Investment

Strategy

As Anchor expanded its operational and investment presence nationwide, it made a strategic decision to invest heavily in the San Diego market. The Chancellor Park Medical Complex was consistent with our investment thesis of focusing on best in class, health system-anchored medical outpatient buildings. The Chancellor Park asset is comprised of two Class A medical outpatient facilites with strong anchor tenancy (University of California, San Diego Health System), an attractive location and local demographics, and strong projected rental growth over time. Anchor’s investments team recognized the two-building portfolio provided the opportunity to convert remaining commercial office space to clinical medical use, and expand the existing parking structure, thus adding exponential value to the facility and return on investment.

In order to transition additional existing commercial office space to medical outpatient use, Anchor first needed to increase the amount of available parking at the facility. Through a competitive RFP process, Anchor’s asset management team selected a structural engineer, architect, and general contractor from a pool of highly-qualified and local firms to execute on the parking enhancement plan.

Results

After thorough analysis, Anchor decided to move forward with and successfully compelted the expansion of the existing three-story parking structure, which provided the parking space needed to enable the entire facility to be fully occupied by healthcare tenancy. This conversion unlocked significant value, strengthening the medical tenant ecosystem and bringing complementary services together in one convenient location for the local community. In addition, Anchor completed a comprehensive seismic retrofit to ensure full compliance with local and state building codes, enhancing the safety and resilience of the facility. 

Throughout each project, our integrated investment, property management, and construction management teams worked closely together, aligning their expertise and efforts to achieve unified goals. This collaborative approach ensured efficient execution, regulatory compliance, and a seamless experience for all stakeholders.

With a keen ability to identify and unlock hidden financial and strategic value in medical outpatient assets, we leveraged our integrated platforms and local market expertise to build a strong foundation for a lasting partnership with UCSD Healthcare. Renton Medical Plaza Target Seatttle Market Investment

Strategy

As one of the five largest non-health system owners of medical outpatient buildings in the Seattle MSA and the only privately held company in that group, Anchor Health Properties acquired Renton Medical Plaza in July 2021. Historically underserved on quality medical space due to rising development costs and subsequent increase in clinical rental rates in the City of Renton, the asset was established as an essential component of community care by the previous ownership group.

Designed as a premier campus-adjacent medical outpatient building, the facility is strategically positioned proximate to Valley Medical Center, the sole acute care hospital in Renton and operated by UW Medicine with 321 inpatient beds. Anchored by Northwest Eye Surgeons and Providence Health and joined by additional complementary regional medical groups, the asset features a synergistic tenancy mix with strong cross referral opportunities.

Offering a strong network of healthcare providers and a diverse employment base, Anchor intends to continue to grow its operating presence and footprint in the area while supporting high-quality healthcare services to the community.

Results

The only off-campus medical outpatient building to be constructed in the Renton submarket during the past fifteen years, Renton Medical Plaza aligns with the main criteria of Anchor’s investment thesis, including high visibility, stable regional tenancy, excellent patient accessibility, and physician and patient convenience. Results

As owner and developer, Anchor led every aspect of the project, from site planning and feasibility analysis to design, construction management, and tenant coordination. By collaborating closely with leading healthcare providers including Northside Hospital, Women’s Group of Gwinnett, and US Fertility, the building was tailored to optimize operational efficiency and elevate the patient experience.
