Development

Center for Advanced Healthcare at Brownwood Outpatient Ambulatory Care Center

Strategy

As the community’s own health system, The Villages Health focuses on preventive care paired with a patient-centric clinical philosophy. Initially providing a robust primary care network, the growth of the community and the surrounding area created a need for the health system to expand its services to include specialty care.

The Center for Advanced Healthcare continues this philosophy in a unique bed-less ambulatory care center environment that would typically be found in an inpatient med / surg center. Working closely with the executive leadership and key stakeholders, Anchor dedicated significant expertise to the overall development including planning, programming, and oversight of the design and construction of the facility. Anchor guided the design to team to create a unique and flexible floorplan with an open and universal room model for The Villages Health specialty care services while anticipating future growth for the ASC, imaging, and cancer care services. Diligently managing the overall project budget to align with strategic goals, the layout benefits the programmatic needs of each tenant within the overall synergy and operations of a successful specialty care facility.

Results

The Center for Advanced Healthcare is designed as a single, healthcare destination and is seamless from an “outsider’s” perspective. Built in the middle of a community with its own specific branding and marketing and critical to the success of the project, Anchor led the team through a closely managed value-engineering process that carved nearly $15 million in estimated project costs to align the design of the facility with the original budget without sacrificing the project’s vision, goals, brand and patient experience. At the time of project completion, the final development budget closed out more than $4 million under budget, resulting in realized cost savings of more than 20% of the initial budget projections.

Supporting successful, long-term internal operations driving medical tourism to the facility with an anticipated 256,000 visits per year is the synergistic ecosystem created by the adjacent hotel, conference center, and spa, construction of which was also managed by Anchor.

HonorHealth Complete Care Hybrid Freestanding Emergency Department & Urgent Care

Strategy

As a strategic real estate partner for Intuitive Health’s growing pipeline of build-to-suit hybrid provider-based emergency department and urgent care facilities across the United States, Anchor worked closely with key leadership from HonorHealth and Intuitive Health on a local, long-term development and expansion initiative.

Focused on improving the health and well-being of the community by providing convenient and easily accessible care in customer service-led environments that are patient- and family-centered, Intuitive’ s innovative, hybrid facilities bring a full-service emergency room and urgent care under one roof and offer convenient, affordable outpatient care.  Wanting to increase market share and grow their presence in and around the Phoenix area, Intuitive and HonorHealth needed strategically located facilities in retail locations with high visibility and close proximity to the health system’s local hospitals. Speed to market and delivery within a competitive environment was significant to this project to ultimately provide residents with closer access to healthcare services.

Results

Addressing the needs of Intuitive and HonorHealth, Anchor led a comprehensive site selection strategy using detailed data and market analysis from both health systems. The first identified location was Prasada, a newly developed retail and entertainment district, offering easy accessibility from the highway, dedicated healthcare space within a larger, mixed-use development, high visibility, and part of a growing market.

The new HonorHealth Complete Care facility accommodates walk-ins and offers an ambulance drop off through a 24/7 operating platform that is designed for speed of patient visits and efficient flow of provider care. Programming within the facility includes an emergency department, urgent care, trauma room, CT, x-ray, triage, lab and pharmacy, and fast-track exam rooms serving lower acuity patients. In support of Intuitive Health’s guiding principles and utilizing the programmatic model designed by E4H Architecture, Anchor explored various options to enhance flexibility of space allowing use for multiple specialties within the facility while remaining focused on implementing value-engineering strategies and sustainable design elements that did not sacrifice project vision.

The dual emergency and urgent care facility eliminates the need for patients to self-diagnose the severity of their health concerns before selecting the most appropriate medical center for care. The new patient-centered model is designed to simplify the way patients access immediate, appropriate care while also lowering out-of-pocket costs.

Furthering the delivery of highly-coordinated, patient-centric healthcare, Anchor ensured alignment of strategic market goals and capital needs to seamlessly integrate this facility into the community while ultimately capturing additional market share through cross-referral of complementary service lines and attracting and retaining individual providers to the overall physician base.

Main Line Health Ambulatory Health & Women’s Center Outpatient Ambulatory Care Center

Strategy

As Main Line Health’s first Women’s Specialty Center in collaboration with Axia Women’s Health, the health center serves as a destination for coordinated care to the community while focused on women’s health and wellness. The Ambulatory Health & Women’s Specialty Center is designed to meet the needs of the surrounding community through an expansion of primary, specialty and ambulatory care services

Working closely with executive leadership and key stakeholders, Anchor ensured complementary and support services were in alignment with the project’s overall goal as a healthcare destination for women. Additionally, to maximize real estate space in an urban, town center environment, Anchor’s team designed the facility into two distinct facets while integrating the parking structure allowing for direct access to each floor of the building from the garage.

Results

Built to engage the whole community, the health center doubles as a place to receive healthcare and as a place for healthy learning. Promoting holistic wellness, the facility features an interactive teaching kitchen, a wellness-focused retail store, and a rooftop farm used for health and wellness classes as well as growing fresh produce.

Opening in the midst of the COVID-19 pandemic, the design of the space promotes flexibility, technology integration, and functionality optimization for another 50 years. Utilizing a module format, the facility can be realigned for telehealth, including virtual visits and digital monitoring, which can decompress a full waiting room and promote a more individualized patient experience. This flexibility in design can also accommodate future tenants with minimal disruption to reworking the layout. Additionally, placement of the parking structure facilitates direct vertical access to clinical areas for patients and visitors promoting safe social distancing.

Tampa General Hospital Rehabilitation Hospital Inpatient Rehabilitation Hospital

Strategy

A joint venture between Kindred Rehabilitation Services, a business unit of LifePoint Health, and Tampa General Hospital, the inpatient rehabilitation center serves the surrounding community and regional patient base by caring for adults recovering from conditions such as stroke, neurological trauma, injury to the brain or spinal cord and other debilitating illnesses or injuries.

With an existing, aging facility and insufficient number of beds coupled with a growing population and market demand for high quality inpatient rehabilitation services in the area, Tampa General Hospital realized an increasing need for a new and dynamic, stand alone rehabilitation facility. The hospital system ran a competitive nationwide process to select and partner with a specialized, best in class inpatient rehabilitation facility operator. Offering a proven track record in the rehabilitation space, Tampa General Hospital ultimately formed a joint venture with Kindred Rehabilitation Services to enhance quality outcomes for patients and their families. Through the joint venture and subsequent ground lease of the facility, Tampa General Hospital maintains ownership of the master site for further expansion opportunities and ability to develop complementary specialized assets creating a medical campus.

Results

Located in the dynamic medical and research district of Tampa, Florida, the 80-bed inpatient rehabilitation facility offers advanced services to better meet the growing needs of the Tampa Bay region. Aligned with the latest healthcare research and emerging trends, the facility offers advanced technology and all-private rooms, specially planned spaces and program as well as a secured brain injury unit with private dining and a therapy gym. Transitional living apartments designed to simulate a residential apartment enable patients to heal in a personalized and private environment as they prepare to return to independent living. The spacious accommodations make use of natural light and soothing colors, along with advanced rehabilitation equipment to promote healing and recovery.

Anchor provided financing and comprehensive development services in support of critical delivery expectations and strategic business goals for this project. Leading the full project team through historic escalation and procurement issues as an ongoing effect of the pandemic, Anchor also tailored a custom equity capital solution to implement the joint venture’s specific real estate and operational strategies for this project.

Opened to patients in 2022, the inpatient rehabilitation facility went through a successful Agency for Healthcare Administration (ACHA) certification and survey by the Joint Commission resulting in a fully licensed and certified hospital to provide exceptional patient care.

Asset & Property Management

UC Davis Health Roseville Outpatient Clinic Management

Strategy

When Anchor acquired the asset in February 2019, UC Davis Health was an existing tenant in the facility. During the Tenant Interview process, the health system expressed reluctance to execute tenant improvement projects themselves due to the additional time and expense it meant to the system.

Capitalizing on Anchor’s integrated management and development platforms to optimize the financial and strategic value in the facility, UC Davis engaged Anchor to develop and execute on a full renovation to revitalize the facility while enhancing the patient and visitor experience. The ensuing renovations and expansion also provide an opportunity for the health system to re-locate and consolidate practices from surrounding areas as well as add new services to grow its footprint in a new submarket.

Results

Working in collaboration with key leadership to help set the standard for all new UC Davis Health outpatient clinics, the team utilized 3P methodology with virtual design and process mapping to maximize workflow and optimize the patient experience which allowed for a practical and an immersive experience to understand the systems within the building thus avoiding costly re-work during construction. The renovation project is expected to capture additional market share for UC Davis through increased visitors’ volume as well as provide an opportunity to promote and enhance the health system’s image and brand in the market.

Enhancing the patient experience and ensuring flexibility of space was maximized in the building, the team incorporated DIRTT modular walls and sliding office doors as well as an exterior elevator to allow patients access to the second story space without first entering the building. To achieve LEED Gold Certification, the team specified LED lighting, new generation HVAC units, and a building-wide vacuum plumbing system anticipated to save an estimated 126,000 gallons of water annually.

As we strive to maximize the building’s value, and strengthen tenant and client relations, it is the cross- collaboration of our management and development platforms that provided the opportunity for the team’s combined efforts to complete the project several months ahead of the original projected schedule and under budget, while maintaining high-quality and safety standards during a pandemic. This perspective enables us to make thoughtful decisions that validate our project budgets, substantiate the return on investment of our design and construction process, and promote long-term success of our projects and clients.

Additional efficiencies were also integrated by placing experienced and knowledgeable staff on-site and sharing resources with other nearby buildings that are also managed by Anchor.

Penn Medicine Chester County & Lancaster General Hospitals Third-Party Property Management

Strategy

Continuing to grow our long-term management relationship with Penn Medicine, Anchor Health Properties provides comprehensive asset and property management services for multiple affiliated practice locations in and around Chester County and Lancaster General Hospitals. The multi-asset portfolio consists of a mix of owned facilities and third-party management engagements, including the Fern Hills Medical Campus, North Hills Medical Building, Kennett Square Medical Campus, Columbia Health Center, Kissel Health Center, and Norlanco Health Center, among others.

Providing primary and specialty outpatient services to the surrounding community, the tenancy is comprised mainly of private physicians offering high quality patient care, including pediatrics, hematology /oncology, women’s services, and vascular surgery, among others.

Focused on creating additional value in our owned and third-party managed facilities while strengthening tenant relations, our management team has worked closely with the existing tenancy to manage and execute strategies that align with Penn Medicine Chester County & Lancaster General Hospitals’ real estate decisions and their business and patient care objectives.

Results

Sensitive to the needs of the physician and health system owners, Anchor’s property managers act as a valuable interface between the hospital system and affiliated medical providers in the day-to-day operation of the individual facilities. Our management team collaborates on a partnership basis with our clients – and we strive to be seen as a vital piece of their organization and strong advocates for their interests. Through our on-site visits and daily interactions, we become more than landlords or property managers. We are problem solvers for our tenants, advisors for senior leadership, and colleagues to the entire staff – from housekeeping to practice managers.

Anchor’s relationship with Penn Medicine has continued to evolve into an advisory role for the systems’ real estate needs. At Penn Medicine Chester County this includes collaboration on leasing, lender relationships, space planning and real estate portfolio management. Anchor has been able to work with senior leadership to execute their goals for the portfolio and provide industry expertise when needed. With Anchor’s assistance, several key leasing and financing initiatives have been achieved within the portfolio as part of a long-term strategic outlook towards optimizing the hospital’s real estate for their needs. 

Through a hands-on approach, Anchor’s management team has focused on improving the quality of service for tenants and responsiveness to service needs as well as creating operational efficiencies within the facilities, including timely review and management of service contracts and operational budgets, landscape upgrades, and ongoing renovations to create a clean, healthy, and welcoming environment for patients and their families.

Gardens Medical Pavilion Medical Office Building & Outpatient Ambulatory Surgery Center Management

Strategy

Targeting the high-growth submarket of Palm Beach Gardens, Florida, Anchor invested in a five-story outpatient medical office building in January of 2020. Gardens Medical Pavilion is strategically positioned as the premier medical office facility on PGA Boulevard and features proximity to the 199-bed Palm Beach Gardens Medical Center. The property is situated close to a plethora of amenities, including golf courses, luxury shopping, and high-end restaurants.

Gardens Medical Pavilion is anchored by Florida Cancer Specialists, Baptist Health South Florida and the University of Miami Health System. The existing synergistic tenancy mix incudes primary care, ENT, pediatrics, vascular, dermatology, gastroenterology, and a nationally recognized laboratory and pharmacy onsite.

As part of the capital improvement plan, our cross-collaborative development and management teams worked closely together with input from the existing tenancy to revitalize and create additional value in the prominent building, while also enhancing the overall experience for patients, families, and staff.

Results

With an ownership mentality, Anchor’s management team utilizes a patient-centric approach. We ensure that the patient and tenant experience is the most important component for successful outpatient care.

Maintaining high-quality safety standards during a pandemic, the completed exterior and interior renovations have enhanced the facility’s overall appearance and presence - leading to a 100% occupancy rate with strengthened tenant relations. The many amenities and benefits available to patients, visitors, and staff, include revitalized lobbies with updated flooring and wall coverings, new common area furniture, new digital directory, modernized elevator cabs, and new tenant signage on each floor.

Additionally, incorporating several cost reduction items, such as LED lighting retrofit in all common areas, a new roof, and decrease in anticipated repairs to common areas and restrooms provides the opportunity to realize savings in overall operating expenses.

Building on trusted relationships with our health system and physician tenants, Anchor’s management team has recently leased a large portion of the fifth floor to Baptist Health South Florida and will be collaborating with the new tenancy on an approximately 8,000 square foot outpatient ambulatory surgery center build out slated to open late 2023.

Woodlands Medical Plaza Multi-Specialty Outpatient Center

Strategy

One of Anchor’s initial investments in the Seattle, Washington area in 2019, the Woodlands Medical Office Building was originally constructed for commercial office use and featured an educational center space for healthcare groups. Over time, the facility has attracted additional clinical medical tenancy due to the strategic location and retail-oriented setting in the growing northeastern region of Seattle.

Housing a variety of primary care and specialist medical service lines, the best-in-class outpatient facility is anchored by leading regional health systems, including Pacific Medical Centers, an affiliate of Providence Health, and EvergreenHealth, a community-owned hospital.

Establishing a management and operational presence in the market and serving as Anchor’s flagship Seattle location, our management team has been working closely with regional health systems and local private practices to drive leasing of medical tenancy to the property and finalize the conversion to full clinical medical buildout.

Results

In an effort to promote and fully convert the facility to outpatient healthcare services, our management team worked closely with EvergreenHealth to effectively expand their space within the building from 14,000 square feet to the entire first floor encompassing 27,000 square feet. Providing institutional-level capabilities with the attention and practicality of a small business, Anchor’s management team collaborated with key EvergreenHealth physicians to achieve their specific medical office space goals while ensuring an optimal tenant mix. This included space planning efforts as it relates to suite footprint, medical equipment, and support space to align with and benefit from the overall synergy and operations of the building.

Additionally, the expansion and continued efforts to convert the property to a fully clinical medical tenancy led to concerns regarding parking availability for staff, patients, and visitors. Providing a clear and seamless process from project conception through completion, Anchor’s team also delivered an innovative stacked parking solution which created additional parking stalls in a limited space.

Chancellor Park Medical Complex Core Outpatient Investment

Strategy

As Anchor expanded its operational and investment presence nationwide, it made a strategic decision to invest heavily in the San Diego market.  The Chancellor Park campus was consistent with the Company’s investment thesis of focusing on best in class, health system anchored medical office buildings. The Chancellor Park buildings are Class A medical office projects with strong anchor tenancy (University of California, San Diego Health System), an attractive location and local demographics, and strong projected rental growth over time. Anchor’s acquisition team recognized the two-building portfolio provided the opportunity to convert remaining commercial office space to clinical medical office use, and expand the existing parking structure, thus adding exponential value to the facility and return on investment.

In order to transition additional existing commercial office space to medical office use, Anchor first needed to increase the amount of available parking at the facility. Through a competitive RFP process, Anchor’s asset management team selected a structural engineer, architect, and general contractor from a pool of highly-qualified and local firms to execute on the parking enhancement plan.

Results

After careful analysis, Anchor decided to move forward with building an expansion to the existing three-story parking structure, which will allow the entire facility to house medical office space in time. This conversion unlocks potential value in the facility and offers the ability to enhance the medical tenant ecosystem as well as provide complementary services in one location to the local community.

With construction and capital expenditure projects underway, Anchor’s on-site property management team has extended complimentary valet services to help navigate and promote a seamless and positive experience for staff, patients, and their families.

Essential to the Company’s acquisition platform is our ability to recognize the often untapped financial and strategic value in medical office assets. Anchor’s integrated platforms and extensive local market knowledge helped to establish and build the strong foundation for a long-term relationship with UCSD Healthcare. With a focus on relationships and supported by the strength of Anchor’s investments team to secure strategic, off-market transactions, the Company closed on three Class A, recently constructed, on-campus medical office buildings in September, 2019. Located in the broader Huntsville, Alabama metropolitan area, the 207,000 square foot portfolio significantly increased Anchor’s operating presence and footprint in the area while building a strong relationship with Huntsville Hospital Health System, the third largest not for profit health system in the country.

In alignment with Anchor’s investment thesis, the three assets offer key attributes of valuable healthcare real estate, including prime location with a dominant health system tenancy and a long-term commitment to the facility. Strategically located on the main accessway to each hospital, the buildings offer mission-critical outpatient services to the surrounding communities presenting a unique opportunity to create a centralized hub for synergistic services built around the branding of the health system and addressing the needs of patients.

Results

In support of Huntsville Hospital Health System’s operations and continued expansion in the area, Anchor’s cross-collaborative investment and management platforms work alongside with affiliated physicians and practices to serve as a contributing resource in the delivery of high quality primary and specialty care services to the residents of Limestone and Madison Counties. With commitment to major economic development projects from high growth industries such as defense, auto manufacturing, and internet cloud computing companies, Anchor’s strategic investment in Hunstville, one of the fastest growing economies in the United States, is driven by the pursuit of better healthcare through real estate solutions.

Strategy

As one of the five largest non health system owners of medical office buildings in the Seattle MSA and the only privately held company in that group, Anchor Health Properties acquired IDC Medical Plaza in July 2021. With more than 300,000 square feet of owned and managed space in greater Seattle, the area is one of the largest investments markets for the Company. Historically underserved on quality medical space due to rising development costs and subsequent increase in clinical rental rates in the City of Renton, the asset was established as an essential component of community care by the previous ownership group.

Designed as a premier campus adjacent medical office building, the facility is strategically positioned proximate to Valley Medical Center, the sole acute care hospital in Renton and operated by UW Medicine with 321 inpatient beds. Anchored by Northwest Eye Surgeons and Providence Health and joined by additional complementary regional medical groups, the asset offers a synergistic tenancy mix with strong cross referral opportunities.

Offering a strong network of healthcare providers and a diverse employment base, Anchor intends to continue to grow its operating presence and footprint in the area while supporting high-quality healthcare services to the community.

Results

The only off-campus medical office building to be constructed in the Renton submarket during the past fifteen years, IDC Medical Plaza offers the main criteria consistent with Anchor’s investment thesis, including high visibility, stable regional tenancy, excellent patient accessibility, and physician and patient convenience. As very few medical transactions trade in the Seattle MSA each year, the acquisition is a testament to the creativity and perseverance of Anchor’s investment platform and the strength of the team’s institutional capital capabilities. The team worked diligently alongside current ownership and other key stakeholders to facilitate a successful closing in this high barrier to entry market.

Cross Street Medical Center Initial East Coast Investment

Strategy

One of the initial investments from Anchor’s newly formed Acquisitions platform, led by Chief Investment Officer and Managing Partner, James Schmid, Cross Street Medical Center offered the opportunity to significantly expand the Company’s presence in the greater New England region and build upon our existing portfolio in this demographic-driven sector.

With more than 100 physicians practicing in the building, the acquisition provided entry into this target market despite the City of Norwalk’s restriction on the development of new medical office buildings in the City’s hospital district. Featuring tenancy of some of the most well-established clinical medical practices in the area, investment in the facility allowed for the opportunity to acquire a best-in-class healthcare asset while supporting our tenants’ delivery of high-quality healthcare services through efficient operations and a clean and safe work environment.

Results

Cross Street Medical Center established a satellite location for Anchor’s growing investment and management teams to have local, “boots on the ground” expertise and resources to best serve our clients and their patients. Building relationships with regional health systems, our investments team collaborate alongside health system and physician tenants to achieve their healthcare real estate and medical space goals and objectives.

Strategy

Effectively creating an outpatient campus serving a patient base across the broader Carolinas, Anchor acquired two adjacent medical office buildings in the master planned community of Verdae.
