When Lehigh Valley Health Network needed a quick to market solution to maintain their market share in the Mountain Top area, they turned to Anchor Health Properties. Thinking "outside the medical office box," Anchor suggested repurposing a vacated CVS location in a popular shopping area.

The Tennova Healthcare System in wanted to construct a new ambulatory care facility in which they could redeploy specific, strategic diagnostic and clinical assets. Driven by a precise strategic initiative, it was important that a desirable site be found within a very specific location.

Southeast Eye Center

A new medical office building adjacent to a large medical center in Powell, TN. The project was completed fee-for-service, significantly under budget and ahead of schedule.

Indian River Medical Center (IRMC) is a 335-bed not-for-profit hospital centrally located on Florida’s east coast just off U.S. Highway 1. Although IRMC has added on to their acute care facility over time, their outpatient services and related physician offices were embedded in the main hospital buildings as opposed to having a distinct outpatient identity. 

As development manager, Anchor Health Properties assisted in the planning and development of an on-campus outpatient center that creates a convenient “one-stop shopping” experience for the healthcare consumer. This comprehensive center creates a distinct outpatient brand for IRMC as it integrates with the neighboring, newly-constructed Scully-Welsh Cancer Center to form an outpatient campus within the overall hospital campus. Access, parking, healing gardens and other amenities were carefully designed and constructed so that the visitor coming to the IRMC campus for non-acute services would easily find their way to their intended destination as well as convenient parking and acess to all necessary services.

Strategy

Nemours made a commitment to keep care local – whenever possible – because they believe families deserve convenient access and continuity of care for their children, close to home. To fulfill this commitment in South Jersey, Nemours decided to construct a consumer-focused facility that would serve as a ‘one-stop-shop’ for the Deptford, NJ community. The desired facility would be convenient, highly visible and intelligently designed around the needs of children and their families.

Results

This patient-friendly medical destination for children is planned around the goal of improving the experience and health of customers while managing costs.   Provider efficiencies and improved patient flow help ensure an overall positive patient (and family) experience in a cost-effective way.

Located close to a popular shopping area where a number of major roads converge, the property was chosen to create easy access and high visibility while maintaining enough space for future expansion.  Ample parking and an oversized, covered patient drop-off and pick-up area lead way to a kid-friendly, spacious, light-filled lobby divided into waiting ‘zones’ that address specific patient populations with age-appropriate seating and activities.  Added conveniences include furniture charging stations, a café, play areas, a lactation room and a secure, monitored playroom in which parents can leave patient siblings.

Unique design decisions were made to improve provider efficiencies and patient flow, and furthermore, patient experience.  These include, in-room patient checkout and telemedicine technologies, identical exam room layouts for versatility, team centers for provider collaboration and convenient workspace, and direct provider-only access to different parts of the building.

Strategy

Chester County Hospital, now a part of Penn Medicine, historically enjoyed a significant market share in the southern Chester County area.  Many residents of the area bypassed the local hospital to travel more than 20 minutes to the hospital’s other facilities to receive care within the health system.  The system, which merged with Penn Medicine in 2013, began the search for a location within the Southern Chester County community to construct a facility to provide comprehensive quality healthcare close to home.  Anchor worked with Chester County Hospital to identify an ideal location for the facility and develop a limited partnership with the hospital and physician investment model to make the building financially feasible.

Results

Penn Medicine Southern Chester County opened its doors in the Summer of 2015 with 100% of the office space secured by primary and specialty physician offices complemented by diagnostic laboratory and imaging services and physical rehabilitation.  The anchoring primary care physician office saw a drastic influx of patients requesting to become a patient of the practice.  In the first year of operation, the facility exceeded volume projections by 20% and Penn Medicine Chester County Hospital experienced an increase of both inpatient and outpatient visits from residents of the surrounding area.  Anchor continues to manage the property.

Doylestown Hospital wanted an outpatient facility that would open new markets and increase market share.  Anchor identified a project site directly in between the main hospital campus and Doylestown Hospital’s closest competitor, 15 miles south of the main hospital. The original concept for the project was an integrated, community-center projected that would focus on the patient’s health and wellbeing.  Every detail of the project was managed by Anchor from the harvesting of local bluestone materials used in the lobby that are carried through the project in the building signage, to the installation of artwork from local artists so abundant in this Bucks County, PA market to the targeted lease-up of the project ensuring a wide range of specialists to complement the hospital’s outpatient offerings.

Result

A project that stands the test of time.  More than 10 years old, this project has consistently outpaced revenue projections and receives the highest Press Ganey scores.  The facility’s success stems from the right mix of services, merchandised under Anchor’s guidance, for maximum impact. Related services & programs such as orthopedics, cardiac rehab and physical therapy are integrated with a for-profit community fitness center, generating both cost savings and additional revenues.

Strategy

Capital Health occupied two acute care hospitals in downtown Trenton, NJ and was losing market share to its suburban competitors. A decision was made to upgrade one of the downtown hospitals, to close the other and to replace it with a new healthcare campus approximately seven miles outside Trenton in Hopewell, NJ.  Capital Health chose Anchor Health Properties as the developer of the new campus due to its vast experience integrating retail principles into the delivery of healthcare, and its previous success in developing an outpatient campus for Capital Health in Hamilton, NJ in 2005. Anchor was brought in early to establish the project vision, in collaboration with the hospital, and was instrumental in identifying and securing a strategic regional location at a full interchange of I-95.  Anchor Health was responsible for the overall development of the project, from approvals through design, construction and opening.  The goal was to create a uniquely customer- focused environment that combined elements of retail and hospitality in a state-of-the-art medical center.

Result

Good Shepherd Rehabilitation Hospital in Allentown, Pennsylvania wanted to consolidate its outpatient services on its main campus to complement its existing long term care and independent living facilities.  Anchor developed the Health and Technology Center to integrate all of Good Shepherd’s outpatient services under one roof, in a building designed to maximize accessibility in a therapeutic environment.  No other rehabilitation hospital in the country provides an equivalent continuum of care at one location.  All of these campus components are connected by handicapped-accessible wellness and healing gardens.

Result

“Rehabilitation-Revolutionized”- that’s the spirit that Good Shepherd Rehabilitation Hospital’s flagship campus now exemplifies, with the addition of the Health and Technology Center developed by Anchor Health Properties.  This outpatient center has become a regional draw and solidified the reputation of Good Shepherd as an innovator in rehabilitation healthcare.

Strategy

St. Elizabeth Healthcare, a 5-hospital system in Northern Kentucky, opened its first hospital in 1914 in Covington, Kentucky.  Their second hospital opened in 1978 in Edgewood, KY in the growing suburbs and, responding to the changing demographics in the region, expanded rapidly. At the same time, the Covington location was losing patient population and suffering from a deteriorating physical plant.  In 2005, St. Elizabeth and Anchor began a careful analysis of the cost of maintaining the remaining services in Covington versus building a new facility.  The outcome was a decision to move all of the licensed beds from the original Covington location to the Edgewood campus.  All of the supporting diagnostic and outpatient services, including a fully operational Emergency Department, were consolidated along with physician practices in a new outpatient building on a highly visible site in Covington with direct visibility and access off of a major interstate highway. 

Result

This project enables the system to continue its commitment to provide high quality healthcare to the community, but in a location that has allowed it to gain considerable market share for outpatient services.  In addition to the clear financial benefits of moving from an outdated facility with increasingly high operating expenses, the integration of all hospital services on the first floor has allowed St. Elizabeth to take advantage of operational efficiencies as well, ultimately providing a more productive work environment for staff and a seamless, and customer friendly experience for the patient.

Strategy

Lehigh Valley Hospital & Health Network needed to meet the strategic needs of the health system and expand its market share.  In order to meet these needs, while also reducing space and cost, Anchor Health Properties transformed the historic Inn at Moselem Springs into a health center.  The Health Center at Moselem Springs is a completely integrated medical facility, having centralized registration for all services, as well as a state-of-the-art electronic medical records system which tracks patients throughout the Lehigh Valley Hospital system. One central waiting room is shared by all patients and served by one welcoming reception / registration area. Nine exam rooms are shared by all physicians who rotate through the health center, offering seamless care to the patient. 

The Inn had, for many years, been a landmark and destination for fine dining, as well as family and community functions. The historic integrity of the building has been maintained through the preservation of crown moldings, exposed beams and fireplaces. A shed was constructed at the edge of the parking lot to accommodate local horse-drawn buggies of Amish and Mennonite visitors to the facility.

Result

The Health Center exceeded all Year One volume assumptions and provided Lehigh Valley Hospital and Health Network a successful strategic location in a highly competitive market for the coming years.  It is a wonderful resource, which re-purposed a historic landmark and longtime community destination.

Plans for an on-campus Medical Office Building at Doylestown Hospital were on the drawing board for more than ten years.  Anchor Health Properties was brought in and was able to align the hospital and physicians and move the project forward.  After completing the off-campus Health & Wellness Center with Anchor, Doylestown Hospital knew it was the right team to create a facility that would include high-quality medical office space with hospital services in a setting convenient to both patients and doctors.  The building connects to the hospital with a second-floor enclosed skyway.  As a result of the success of the original building, Anchor developed an expansion to the existing Pavilion. A major component of this 32,000 SF expansion is a cancer center that is operated jointly by the University of Pennsylvania Health System and Doylestown Hospital.

Result

The Pavilion helps to retain key physicians to bring new ones to the Doylestown Hospital system.  There is better integration across physician practices having multiple disciplines under one roof.  Creating a partnership entity and investment opportunity in this building has helped to further align the hospital and physicians.  The building also aligns a prestigious academic institution with a community hospital to provide the highest level of oncology care.

Strategy

Lehigh Valley Health Network (LVHN) expanded its service area to the north (northeastern PA) when it acquired the Greater Hazleton Health Alliance (GHHA), which included Hazleton General Hospital.  Soon after, LVHN desired to defend their 12.6 market share even further north in Mountain Top, PA, where health care competition had already decided to build.  

LVHN sought a location in Mountain Top, PA that allowed them to get to market quickly while enhancing their brand.  Anchor Health Properties identified the chosen location and negotiated a lease on its behalf that included the option for future expansion into three adjacent retail spaces (23,000) when leases expire.

Results

Opening four months after construction began, a number of savings, in terms of budget and schedule, were realized by repurposing an existing structure.  The re-use of parking spaces, shared entry, and curbs, as well as existing approvals with the local township, were all benefits that a ‘ground-up’ structure would not afford. 

Phase 1 of The Health Center at Mountain Top is a 14,122 SF renovation of a former Rite Aid pharmacy, an end-cap unit in a shopping center anchored by a popular 43,000 SF supermarket. The space became vacant when Rite Aid moved up the road to a free-standing site a few years before. Anchor determined that this was the best location for Lehigh Valley Health Network to make its mark in Mountain Top because it was already well-served by regular traffic patterns, it benefited from existing infrastructure, and was a convenient destination for many residents.

Services

The Health Center at Mountain Top is comprised of primary care services and rehabilitation services, with a therapy gym and treatment rooms. Other ancillary services include gynecology, cardiology, radiology, lab draw, telemedicine room, and a patient navigator. Phase 2 (currently in development) will expand the primary care capabilities of the facility, and add fifteen more exam rooms, a treatment room, and clinical support areas.

Strategy:
We have found that while our clients are driven by strategic objectives, they are often severely constrained by regulatory and financial realities that pose both limitations and opportunities. The Tennova Healthcare System in Knoxville, Tennessee, wanted to construct a new ambulatory care facility in which they could redeploy specific, strategic diagnostic and clinical assets. Driven by a precise strategic initiative, it was important that a desirable site be found within a very specific location.

Result:
After finding and analyzing 52 properties, and producing a detailed development budget and 10-year operating pro-forma under several assumptions of land cost, we suggested that the hospital system consider a 53rd site. This alternative option involved transforming an empty "big box" commercial site, located at almost the exact location the hospital system had desired, into a fully-functioning medical facility. We prepared another development budget and pro-forma, showing an annual operating savings to the Hospital of almost $300,000. In addition, less capital was required and the project could be opened and in operation more than a year sooner than possible if acquiring a new site. The site also had ideal parking and visibility and when opened received a great deal of positive press for the hospital’s "green" approach to expanding their footprint.

Strategy

Southeast Eye Center, a building partnership of three ophthalmological Practices, Southeastern Retina Associates, East Tennessee Eye Surgeons, and Center for Sight required an organization that could manage the development, site identification, financing, design and construction processes for their new medical office building.

Anchor Health was engaged to oversee all areas of the creation of the new medical office building located adjacent to the North Knoxville Medical Center campus in Powell, TN.  The project was completed fee-for-service, significantly under budget and ahead of schedule. Anchor also now provides asset and property Management for the clinical facility that has expansion space available for a future ambulatory surgery center.
